RE: RQADBLOCKS TO BUSINESS IN THE OMNI AREA
PROPERTY: 1741 N.E. 2 AVE. (NORTH EAST CORNER) FORMERLY BEBE REBOSO'S --- NEW
OWNER ASKED ME TO FIND A TENANT
TENANT: MOBILE ARTS PRODUCTION SERVICE.
POLICE DEPT.: ADVISED TENANT THAT HE IS OUT OF HIS MIND TO LEASE THE SPACE FOR
PARKING HIS MOTOR HOMES. THEY WOULD BE STIPPED AND BROKEN
INTO NIGHTLY.
THE RUN AROUND: GETTING PERMITS FOR FENCE, ELECTRIC, PLUMBING, DRAINAGE
PHONE
BACK A FORTH BETWEEN NET OFFICES AS NO ONE KNEW WHO HAD JURISDICTION FOR
THE PROPERTY
FENCE: HE WAS TOLD THERE IS A HEIGHT RESTRICTION AND HE WOULD BE FORBIDDEN
TO USE RAZOR WIRE.
• CEMETARY'S NEW FENCE IS HIGHER THAN THE ONE HE WAS ALLOWED
• NON-PROFIT AND NON TAXABLE FACILITIES ARE, NOT FOBIDDEN TO HAVE RAZOR -
WIRE.
• HE WOULD BE FINED $200 TO $300 PER DAY FOR FENCE AND RAZOR WIRE
INFRACTIONS.
LIGHTS:
THE FLOOD LIGHTS WERE ON THE PROPERTY (FOR OVER 30 YEARS) AT THE
TIME OF THE LEASE.
CITY INFORMED HIM IT WOULD BE ILLEGAL TO MAKE THEM OPERATIONAL.
FRIGHTEN AND FRUSTRATED::TENANT WANTS TO BREAK THE LEASE.
A PROPERTY IN THE CITY WITH LOW SQ FT. TAX VALUE--- IT IS SOLD AND THE SQ FT
TAX VALUE INCREASES. SO THE CITY TAX BASE INCREASES.
AS A REALTOR, I FIND A TENANT TO HELP THE NEW PROPERTY OWNER PAY HIS
PROPERTY TAXES AND THE CITY HAS PUT UP SEVERAL ROAD BLOCKS FOR THE NEW
OWNER AND TENANT.
CAUSE AND EFFECT: CITY IS CAUSING PROPERTY VALUE AND TAXES TO DECREASE
AGAIN.
