Dear Mr. Garcia:
In regards to the above-mentioned property, I write to express support for the proposed application
submitted by Grove Bay.
The proposed zoning requested by the applicant would provide a transition and buffer between the
existing medium density multifamily zoning and the adjacent neighboring single-family districts.
The restrictive covenant that the applicant is placing on the development limiting the number of units to
less than the current density on the subject parcel shows that the applicant is being sensitive to the
existing neighborhood conditions.
In addition, the applicant's willingness to limit the total number of residential units on the entire property
to less than what is currently allowed without the zoning change, reflects their willingness to create a
project that is less intense than the established density of the neighborhood and the adjacent waterfront
buildings.
Also, the doubling of the proposed required side setback to 20' from the current neighbor would help
mitigate any impacts on adjacent parcels. Further, the applicant's limitation on the maximum height of the
proposed T4 -R portion of the property indicates their understanding of the need for appropriate
transitions.
Accordingly, I believe your department should favorably recommend the application to the City
Commission. I believe that the potential massing and site disposition of Grove Bay's project, as stated
tffect the neighborhood.

The Bay Colony Condominium Association is writing this letter to express its support for the
Application submitted by Grove Bay. The proposed scale of Grove Bay's request is consistent with the
existing condition of the Glencoe Street waterfront and will create the opportunity to replace the existing
structure with a modern, well-designed building that will enhance access to the waterfront.
