Glencoe Street, Coconut Grove, FL (the "Application") Dear Mr. Garcia: In regards to the above-mentioned property, I write to express support for the proposed application submitted by Grove Bay. The proposed zoning requested by the applicant would provide a transition and buffer between the existing medium density multifamily zoning and the adjacent neighboring single-family districts. The restrictive covenant that the applicant is placing on the development limiting the number of units to less than the current density on the subject parcel shows that the applicant is being sensitive to the existing neighborhood conditions. In addition, the applicant's willingness to limit the total number of residential units on the entire property to less than what is currently allowed without the zoning change, reflects their willingness to create a project that is less intense than the established density of the neighborhood and the adjacent waterfront buildings. Also, the doubling of the proposed required side setback to 20' from the current neighbor would help mitigate any impacts on adjacent parcels. Further, the applicant's limitation on the maximum height of the proposed T4 -R portion of the property indicates their understanding of the need for appropriate transitions. Accordingly, I believe your department should favorably recommend the application to the City Commission. I believe that the potential massing and site disposition of Grove Bay's project, as stated tffect the neighborhood. Glencoe Street, Coconut Grove, FL (the "Application") Dear Mr. Garcia: The Bay Colony Condominium Association is writing this letter to express its support for the Application submitted by Grove Bay. The proposed scale of Grove Bay's request is consistent with the existing condition of the Glencoe Street waterfront and will create the opportunity to replace the existing structure with a modern, well-designed building that will enhance access to the waterfront. The Application also reflects Grove Bay's sensitivity to the neighborhood. Their willingness to impose a side setback that is more restrictive than the proposed zoning requirements reflects their understanding of the need to create meaningful transitions from the multi -family zoned waterfront to the single-family residential portions of the neighborhood. Further, their limited increase in the total number of residential units on the property reflects their understanding of the development that creates value as opposed to development that undermines the value of the neighborhood. Finally, Grove Bay's further limitation on the maximum height of the proposed T4 -R portion of the property further evidences their sensitivity and understanding of the need for appropriate transitions. In sum, we would encourage your department to favorably recommend the Application to the City Commission. We believe that the potential massing and site disposition of Grove Bay's project, as memorialized in the proffered covenant, will prove a tremendous enhancement to the Glencoe subdivision. #4249453 v1 Sincerely, Q/ll.Ci Name: Title: Presiderff Association Name: Bay Colony Condo Association A I Submitted into the public record for item(s) May 19, 2015 on (el IC City Clerk Mr. Francisco Gartia, Director Departi.ngnt of Planing & Zoning Pity of Miarni. 444 S.W.
