meet this requirement each and every year after assuming board membership or alternate membership.

SHORT STATEMENT OF QUALIFICATIONS
1. Describe the qualities, experience, expertise and abilities
that you possess that would make you an effective board
member that will act in the public interest.
As a business owner, community leader, and 4th generation Miamian - I am committed
to serving this city in both the private and public sectors, as my family has for many
years. In addition, I possess experience as an attorney, negotiator, designer, developer,
and homeowner.
Effective communication; an ethical and balanced approach to problem solving; strong
leadership; and intellectual curiosity have served me well so far in my pursuits, which
include expanding social justice, equality, and fairness in a city that has so much to
improve. I believe that these qualities have served me well as I have served the
interests of the citizens of he City of Miami as a board member of PZAB for the better
part of the last five years.
My prior work experience was working for the State of Florida; I've been involved in
real estate development, project management, and construction; served on several
non-profit and governmental boards; been a member of the Florida Bar for over a
decade; I'm a small business owner in heavily regulated industry; and I've dealt with
state, city, county and national codes and agencies in every one of my undertakings.
2. Describe your educational background and general
knowledge of planning and zoning.
My educational background: High School Diploma (Theater) / New World School of the
Arts; Bachelor of Arts (Theater) / University of Florida; Juris Doctor / St. Thomas
University School of Law.
My general knowledge of planning and zoning comes from my experiences as a real
estate developer, attorney, bar owner and operator, as a small business owner who
must navigate the interwoven fabric of rules, ordinances, regulations, laws,
administrative processes, and politics to arrive at a desired result.
I have read several items from the MIT OpenCourseWare School of Architectum Utrwn
Planning courses' reading lists, and read books about planning, urban life, pac;:)
architecture, design, and other related areas. j

3. Describe any prior community or personal involvement
that you have had that demonstrates interest in and concern
for planning and planning implementation.
Whilst working in Key West for several years, I joined Reef Relief, a long-standing, well
respected environmental organization that focuses on protecting coral reef. Reef Relief
shaped policy through an education curriculum based on sound science and through
advocation for planning policy to minimize the harm done to the water quality that our
entire state relies on for drinking, swimming, tourism, sustenance and transportation. In
this respect, we participated in policy discussions with various federal, state, and city
agencies on matters pertaining to the planning of the City of Key West and the
surrounding areas.
When I opened my business in Wynwood, I became involved with (and went on to
serve as chairman of) the Wynwood Art District Association and as a committee
member of the subsequently created Wynwood Business Improvement District. For
several years, I have participated as an active voice in discussions related to growth,
sustainability, planning, and zoning in the Wynwood Cafe District and BID boundary,
which then became the Wynwood NRD.
In 2015, 1 was appointed to the PZAB by Commissioner Hardemon, after prior serving
on the Code Enforcement Board as an appointee of Marc Sarnoff.

seminars that you have attended.
I have not attended any planning or land use growth management seminars, other than
the presentations made by the

primary aim of the furtherance of dissemination of
knowledge of and support of sound planning and
implementation of planning programs.
In years past, I sat on committees of the Wynwood Business Improvement District and
participated in discussions regarding the effective use of public and private space for
public use. I have been part of very public discussions, in both the capacity as a
business owner and in my capacity as a PZAB member, about SAPs, TUPs, public
benefits, re -zonings, traffic impacts, and so much more.
Theses conversations integrate knowledge of public assemblies, pedestrian and
vehicular traffic, the arts, crowds, culture, cultural preservation, politics, quality of life,
historic preservation, and how those concerns are addressed within the existing
planning/zoning framework, and also how the current framework might be affected or
evolve and be used into the future to enhance the whole city and its neighborhoods.

I currently sit on the City of Miami Code Enforcement Board and the City of Miami
Nuisance Abatement Board.

SHORT STATEMENT OF QUALIFICATIONS — ANSWERS
1. Describe the qualities, experience, expertise and abilities that you possess that would
make you an effective board member that will act in the public interest.
First and foremost, I am dedicated to my community. Public service is important to me and this
position would allow me to use my skills to support the City of Miami and its citizens. Second,
my experience as a commercial litigator, including in real estate litigation, has helped me develop
an expertise in the areas of real estate as well as in dispute and conflict resolution. Given those
qualities, I believe I can be an effective and efficient board member.
2. Describe your educational background and general knowledge of planning and
zoning.
I am a proud graduate of South Miami Senior High School, the University of Miami, and the
University of Miami School of Law. I have also earned a certificate in value investing from
Columbia University.
In my work as an attorney, I have represented clients in matters involving various planning and
zoning issues both directly and indirectly. That experience has allowed me to go in-depth on a few
key zoning issues. More generally, after reading the January 2019 Amended Code, I would say
that I have a good understanding of the zoning code.
3. Describe any prior community or personal involvement that you have had that
demonstrates interest in and concern for planning and planning implementation.
My experiences that demonstrate my interest in and concern for planning and planning
implementation include my work assisting developer and investor clients in big picture planning.
For example, I represented an investor client in relation to an investment it made in a planned
community. I had do develop an understanding of the foresight developers must have in properly
planning communities and adhering to the zoning codes. This experience helped me to understand
the needs of the public as well as the role of the city in making sure development in our city is
done efficiently and with foresight.
4. Describe any planning or land use management seminars that you have attended.
I have attended continuing legal education seminars on various real estate related topics.
5. Describe any membership in organizations having the primary aim of the furtherance
of dissemination of knowledge of and support of sound planning and implementation
of planning programs.
While i do not have the specific experience outlined in this question, I do have a passion for all
aspect of the continued development of the City of Miami and look forward to using my passion
as a driving force to serve the City of Miami and its citizens. >>

My interest in planning and zoning has led me to attend several planning and zoning commission
meetings in several municipalities across the county. I understand the position i am applying for
is important and I am constantly trying to learn so that, if given the opportunity, I can serve the
City of Miami and its citizens well.

My background, experience and expertise spans a wide range between starting in the
Witecture Engineering and Construction (AEC) industry all the way to my current
!� ,�bsition in academics. I am currently an Assistant Professor of Practice in the Civil,
,-�,,kxchitectural and Environmental Engineering Department at the University of Miami. This
��✓ \� , experience has given me expertise in working on committees and with faculty to make
the best decisions for the group. Academic and government committee decision making
processes share the same foundation of finding the best solutions for societal progress.
4t� My background however started in the AEC industry, and I currently own and operate
Trussoni Architecture Group, a small architecture/engineering office in the City of Miami.
Practicing architecture in Miami has made me very familiar with the strengths and
weaknesses of the Miami 21 Zoning code. My professional experience also keeps me
grounded in developing practical and efficient solutions. However, the most valuable
contribution I would bring to the committee is the engineering input and perspective I
can contribute to the decision making process in addition to my architecture and urban
planning experience.
2. Describe your educational background and general knowledge of planning and zoning.
a. I hold four degrees:
i. PhD in Civil Engineering (University of Miami)
ii. Master of Urban Planning: Suburb & Town Design (University of Miami)
iii. M. Arch (University of Miami)
iv. Bachelor of Science in Architectural Engineering (Milwaukee School of
Engineering)
The goal of my education was to give myself the most well rounded foundational
knowledge of the complete built environment. My knowledge in planning and zoning
started in my household as a child with having a Zoning Director as a Step -Father.
However, my understanding and appreciation for the multi -layered cultural, social and
psychological implications of the build environment developed during my graduate
education. I learned to design an urban plan and then codifying those desired built
environments into either written or form based codes. As a practicing architect I also have
the knowledge of being on the other side of that process, designing buildings to a client's
desires and program by interpreting and implementing zoning codes.
3. Describe any prior community or personal involvement that you have had that demonstrates
interest in and concern for planning and planning implementation.
a. I have participated in several community planning Charrettes including ones in Little
Havana, City of Coral Gables and in City of Duluth, MN. My Master's thesis was titled
"Courthouse Square" and it focused on re-establishing the John Nolen plan of public
spaces that existed in my hometown of LaCrosse, WI. While an Assistant Professor at
Milwaukee School of Engineering I wrote many articles for both the Milwaukee Journal
Sentinel and a popular website called Urban Milwaukee related to planning related topics.
One particular article was on implementing a streetcar in downtown Milwaukee, which
was completed last year. I was a board member on Historic Milwaukee, Inc. from 2009
to 2010 and I am the current chair of the Florida Engineers in Education Committee for
the Florida Engineering Society.
4. Describe any planning or land use or growth management seminars that you have attended.
a. I have attended two Congress for New Urbanism Conferences in Atlanta, GA and Madison,
WI. While I attended many interesting sessions some that stood out to me were on public
transportation related to public health, retrofitting suburbs, building safer streets,
incremental urbanism and agriculture integrated with urbanism.
5. Describe any membership in organizations having the primary aim of the furtherance of
dissemination of knowledge of and support of sound planning and implementation of planning
programs.
a. My largest accomplishment related to planning organizations was being a co-founder of
the Congress for New Urbanism in Wisconsin. For several years I was the Vice -President
of CNU Wisconsin and the chair of the Public Speaker Series where we had the likes of
John Norquist and Rocky Marcoux speak to the public on a regular basis on planning topics.
In the future I would like to become more active in the Urban Land Institute because it
focuses on the complete built environment.
6. Describe any other activity evidencing knowledge and interest in the public purposes of planning
and plan implementation.
a. As a faculty member in the Civil, Architectural and Environmental Engineering
Department at the University of Miami I run the "Senior Design Studio". Every year we
search to bring projects for the students that have urban planning challenges. Last year
our projects were in the Coconut Grove NCD -2 overlay district and we worked with
Jeremy Calleros Gauger of the City of Miami Planning Department to demonstrate what
the proposed changes in that district would look like in built form. Two yeas pp' we
worked with the Elizabeth Wheaton of the City of Miami Beach on a plan fc}rs�fprth_Miami
Beach and plans for several parks that included strategies for sea -level rii�!�nd—JrnaIiR
change. This year we are working on two sites in the City of Coral Gabl" witiq City)
Manager Peter Iglesias and Zoning Official Devin Cejas that are aimed at on�sttratih4i
